The parts people dread most

These are the things that stall an inherited house for months. None of them are your problem with us.

A house full of belongings

Forty years of furniture, papers, photos, a garage nobody has opened. Take whatever matters to you and leave the rest exactly where it is. We clear it after closing.

You live somewhere else

Flying in for weekends to meet contractors and clean out closets isn't realistic. We can walk the property, handle the details locally, and close remotely.

Repairs nobody wants to fund

Foundation movement, an old roof, plumbing that hasn't been touched in decades. We price the work ourselves and buy it as-is — the estate doesn't spend a dollar.

An empty house costing money

Taxes, insurance, utilities and lawn care keep running on a house nobody lives in. Every month it sits, the estate loses a little more.

Siblings who don't agree

One wants to sell, one wants to keep it, one won't return calls. A clear written number gives everyone something concrete to decide on instead of a hypothetical.

Liens, back taxes, or a mortgage

Most of it gets sorted at closing through the title company. Tell us early and we'll tell you honestly whether it's workable.

Why families call us for this

Inherited houses aren't a normal transaction, and they shouldn't be treated like one.

  • We've done this before

Executors, administrators, multiple heirs, out-of-state family. We know what the title company will ask for and we won't make you figure it out alone.

  • Your timeline, not ours

If the court needs another two months, we'll still be here. We can sign now and close when you're legally clear to sell.

  • One number, no commission

No agent fee, no repair credits negotiated after an inspection, no closing costs coming out of the estate's side.

  • A real person walks it

Shayne has thirteen years in construction. He prices the actual repairs in person rather than running the address through a model.

  • We'll tell you to list it if you should

Shayne is also a licensed agent. If the house is in good shape and the family has time, the open market may net more — and we'll say so.

  • Nothing to sign to get a number

A conversation and a walkthrough costs you nothing and commits you to nothing. Plenty of people call just to know what it's worth.

How it works

Three steps, at whatever pace suits the family.

  1. I

    We talk it through

Where the estate stands, who has authority to sell, and what the family wants. No pitch — mostly questions.

    Within 1 business day
  2. II

    We walk the property

Twenty minutes, whenever is convenient. Nothing needs to be cleaned, moved, or emptied first.

    At a time you pick
  3. III

    You get a written offer

A real number the family can discuss. Take it, counter it, or set it aside — there's no deadline attached.

About the legal side

We are not attorneys and nothing here is legal advice. Whether an estate can sell a property, and who has authority to sign, depends on the will, the type of administration the court granted, and how title is held. Those questions belong with a probate attorney.

What we can do is tell you what a cash sale would look like once you are clear to sell, and put a written number in front of the family so the decision isn't abstract. If you don't have a probate attorney yet, we can point you toward a few who work in Collin and Denton Counties — no referral fee, no arrangement, just names.

Questions families ask

Straight answers, including the ones that aren't in our favor.

Can I sell before probate is finished?

Sometimes, and it depends entirely on how the estate was set up and what the court granted. Some administrations allow a sale early; others require the court to sign off first. Your probate attorney is the one who can answer it for your situation.

Either way, it's worth knowing the number now. We can put an offer in writing and simply close when you're clear — the offer waiting doesn't cost anyone anything.

Do we really not have to clean it out?

Correct. Take the photographs, documents, jewelry and anything with meaning. Everything else can stay exactly where it is — furniture, appliances, clothes, the contents of the attic and garage. We handle the clear-out after closing, and it's already accounted for in the number we give you.

What if the heirs don't agree?

That's common and it's usually not a dealbreaker. Everyone who has to sign does eventually have to sign, but a written offer often helps — it turns "should we sell" into a specific number people can weigh instead of an argument about a hypothetical.

We're happy to talk with more than one family member, or to send the offer to everyone at once so nobody feels they're hearing it secondhand.

What if I live out of state?

Most of our probate sellers do. We walk the property, coordinate with the title company locally, and close remotely — Texas closings can be handled with a mobile notary or remote online notarization. You shouldn't need to fly in.

There's still a mortgage and some back taxes. Does that stop it?

Usually not. Liens, back taxes and an outstanding mortgage typically get paid out of the proceeds at closing through the title company. What matters is whether the house is worth more than what's owed. Tell us early and we'll be straight with you about whether the numbers work.

Will we get less than if we listed it?

Probably, and we'd rather say that plainly than let you find out later. We take on the clear-out, the repairs, the carrying costs and the resale risk, and the discount is what pays for that.

What the estate gets in return is no repairs, no cleaning, no showings, no commission, and a closing date that bends around the court instead of the other way around. For a house that needs work or a family spread across three states, that trade is often worth it. For a well-kept house and a family with time, it may not be — and if that's your situation we'll tell you.

Who am I actually dealing with?

The Hickey Real Estate Team, based in McKinney. Shayne Hickey is a licensed Texas real estate sales agent (#750298) with Texas Ally Real Estate Group. When we buy directly, we're the buyer for our own account — not your agent — and no agency relationship is created by filling out this form.

Not sure what the house is even worth?

That's the most common reason people reach out. A conversation costs nothing and there's no deadline on anything we send you.
